Deposit replacement scheme study Ome crunched data from mydeposits, a government-approved deposit security system, and discovered that the number of new tenancies logged with their schemes for private rental properties in England and Wales increased year over year in 2020.
However, a more in-depth quarterly report found that there were 87,446 new tenancies across mydeposits’ insurance and custodial schemes in England and Wales in the first quarter of 2019, compared to 82,410 in 2020, indicating a 5.8% decline during the early stages of the pandemic.
Mydeposits reported 120,542 new tenancies in the third quarter of 2019, a number that was exceeded in 2020, with 145,733 new tenancies recorded over the same period. This rise of more than 20% can be attributed to stoked interest in relocating that was stifled during the first lockdown.
The tightening of mortgage lending, renters’ reassessment of lifestyle preferences, and students returning to university have all led to a 20 percent year-on-year increase in demand for rental property in most UK cities.
